Subdivision Specifications
The subdivision will consist of 76 lots with a minimum lot size of 30,000 square feet (.69 acre) and an average of .74 acres. Water will be supplied by two community wells and sewer connections will be individual septic tanks.

The Developers
The developers are the Perry Brothers Development Co., Inc., Lee Perry-President and Jonathan Perry-Vice President, Sec. Treas.

About The Homes

The Homes

  • All homes will be built with brick, brick front, stone front or fiber cement
  • All other exterior surfaces shall be fiber cement with the exception of the roof which shall be shingle
  • Most homes will have screened porches along with either a deck or patio
  • Front porch floors to be either concrete, stamped concrete, tile, broken tile or brick if appropriate for the particular plan
  • All homes to have side load garages where possible (depending on the lot) that are finished, trimmed and painted inside
  • An appropriate landscape package including sodded front yards, seeded and strawed side and rear yards, shrubs and trees shall be provided by the builder
  • All 1 ½ and 2 story homes shall be a minimum of 2,200 sq. ft. including a finished bonus room
  • All ranch homes shall be a minimum of 2,000 square feet including a finished bonus room
  • From a practical stand point, most homes will be from 2,500 sq. ft. to approximately 3,300 sq. ft.
  • Homes shall consist of a mix of ranches, three and four bedroom two stories, three and four bedroom homes with the master down and four bedroom homes with the master and one additional bedroom down. Buyer demand shall determine the number of each type of home to be built
  • All homes to have solid surface counter tops (granite preferred) in the kitchen and cultured marble counter tops in all baths
  • All homes to have a “whirlpool” tub and separate showers in the master bath
  • All homes to have hardwood floors downstairs except in downstairs bedrooms
  • All homes to have tile floors in the bathrooms and laundry room
  • Appliances furnished by the builder to consist of a range, a dishwasher, a built-in microwave and garage door opener(s)
  • All homes to have cable TV hookups in all bedrooms, family room, living room, kitchen, and bonus room
  • All plans and specifications shall be approved by the marketing team before construction begins

Pricing

  • Home prices will range from approximately $350,000 to over $450,000 depending on the size and specification for the home.
  • Prices for pre-sale homes shall be determined by the requirements specified by the buyer.
